An application may be denied for the reasons below:



Lease Terms and Fees:

$55 Non-Refundable Application Fee Per Individual 18 & Older

$75 Admin Fee

Required Enrollments in Resident Package $41.95

Required 100k Renter's Insurance

Pet Rent/Deposit - Case-By-Case Basis

Prefer 12-Month Lease

No Smoking(Including Vaping, E-Cigarettes etc.)

Deposit = 1 Months Rent Minimum

All Application Fees Are Non-Refundable

Holding Fee of 1/3 Rent, Due Once Approved



An Application May Be Denied For The Reasons Below:

Falsification Of An Application


Income Requirements:

3x Rental Income *Some Cities Limits May Very*

Must Have 2 Years Verifiable Income

Self-Employed Must Provide Last 2 Years Tax Returns

Housing Documentation Must Be Current And In Good Standing



Credit/Criminal History:

Credit score 650+ preferred.

NO Open Bankruptcy

Bankruptcy Dismissed or Discharged Within The Past 24 Months

Judgement or Collection For Unpaid Rent

Judgement or Collection For Damage To The Rental Unit

Foreclosure In The Past 24 Months

Landlord Will Review Criminal Records On A Case-By-Case Basis Considering The Nature & Severity Of The Criminal

Conviction And The Amount Of Time That Has Passed Since the Criminal Activity



Rental History:

Unverifiable Rental History

Unverifiable Lease Obligation(s)

Current Or Past Balance Owing For Deposit, Rent, Fees or Damage

Eviction Pending

2 or More Complaints Within A 12-Month Period

Unauthorized Occupants Or Pets

Damage To The Unit Or Property
