The first step to seeing one of our rentals is to drive by the property to see if it is in a location that is suitable for you. If the property is occupied, please do not disturb the current residents. Once you have driven by the property, you can schedule a viewing by going to our website.
Yes. Each adult who intends to live in the rental property must complete and submit a rental application. The cost for processing the application is $55.00 per adult for an online application or a paper application submitted to our office.
Once an application is submitted through our website it normally takes between three to five business days for the screening company to go through the verification process and generate your score. If the leasing agent has not contacted you after three days please follow up with them directly. All application fees are charged by a third party company and therefore are non-refundable.
Yes. We require our residents to pay a refundable security deposit once the application is approved. In general, the security deposit will be equal to about one month's rent, but can vary.
Springboard PM utilizes a 3rd party screening company to process all of our applications and the application fee goes towards those screening costs. Therefore, the application fees are non-refundable.
All applicants 18 years old and older must complete a lease application, be approved by our standard lease application process, and documented on the lease agreement prior to occupying a property.
Yes. We require a written lease agreement on each of the properties that we manage. Our normal lease period is one year, however at certain times of the year, we can be more flexible with shorter term leases.
Rent is due on the first of the month. Any rent posted on or after the 6th of the month will be subject to a late fee as defined in your lease. Rent will be considered late even if you make a partial payment, and fees will be calculated on the total rent amount, not the amount still owed.
As a convenience to our tenants, rent is required to be paid through our online Portal. The Tenant Portal is secure, unique to each occupant, and linked to the individual email address provided during screening. If you would like to access your Tenant Portal, you can click HERE.
Once activated, and logged in, click “Pay Now” and choose “Pay via eCheck” for the free option to pay directly from your bank account. Selecting the “Pay via Card” option will incur additional transaction fees. Please read the pricing notifications regarding the fee details at the time of payment. These additional transaction fees will not and cannot be waived or refunded by Springboard PM. Additionally, all paper checks mailed to the Springboard PM office must be received by the 6th of the month to not be considered late.
No. Springboard PM does not waive late fees. Fair Housing laws require that we treat all our residents equally. Springboard PM does not decide if one resident is more deserving than another of paying late fees. We enforce late fees across the board.
The only exception is to enroll in the Resident Benefits Package. It includes one waiving of a late fee over a 12 month period.
Springboard PM requires that all tenants carry renters insurance. In the event of a break-in, fire, tenant liability, damage to personal property, flood or other loss issues, the tenant’s losses will not be covered without renters insurance. The policies are fairly inexpensive and worth the small investment. Renters' insurance is part of our Resident Benefits Package; click HERE to see all its great advantages. If a tenant does not obtain a policy from an outside provider, they will be automatically enrolled in Springboard PM’s renter coverage which will satisfy our lease requirements.
For regular, non-urgent maintenance requests, please log into your Tenant Portal and click “Request Maintenance.” Please describe the problem in as much detail as possible. For appliance issues, a make and model number will be helpful. This will help your property manager hire the right vendor for the job. Once submitted, a Work Order is emailed to your property manager, and they should contact you within 24 hours. The law requires that most repairs be started within ten days. However, we will work diligently to complete them as soon as possible. You can check on the progress of your request through your Tenant Portal as updates will be made throughout the process.
For police or fire emergencies, please call 911, and then call your property manager to report the incident. Our after-hours emergency number is 253-XXX-XXXX. If there is no answer please leave a message. Someone will respond within 30 minutes. Urgent maintenance items include, but not limited to, sewer backups, a broken water pipe anywhere on the property, a break-in causing an unsecured front door, or major roof leaks with water leaking into the home. If the issue happens between 8:30 am and 5:00 pm you should call your property manager and not the emergency number. A maintenance request should also be submitted.
Yes. If property damage is caused by tenant neglect or improper use, we are required to charge for the maintenance service. Any broken windows or clogged plumbing will also be repaired at tenant’s expense. Please refer to your lease for more specific items not covered by the Landlord.
You must obtain written permission from Springboard PM. Once approved, any and all cost of installation is at the tenant’s expense. In some cases, tenant may be responsible for returning the property to original condition at move-out once the dish has been removed.
You are responsible for maintaining heating filters and fresh smoke detector and CO detector batteries at all times. This may mean changing them at least twice each year or more frequently as needed. Light bulbs that are easily accessible also need to be maintained by the residents. In most situations, yard maintenance may be required. If your home has a fridge that contains a water filter; you are responsible for replacing it when it needs to be replaced. Also, any unclogging of pipes is your responsibility, however you are NOT to use any Draino type products as they can damage the plumbing lines. Please refer to your individual residential lease.
No. The lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from Springboard PM.
With proper notice, both the property owner and Springboard PM. have the right to inspect the property. In some cases, the owner is required by the IRS and their insurance company to make at least one inspection per year.

Yes, however we make every reasonable attempt to schedule an appointment with you if we need to enter the property. Per the Washington State Landlord Tenant Law the Landlord or anyone authorized by the Landlord must provide a 1-day notice if entering to show the property to real estate agents, prospective tenants or buyers, inspectors, fire marshals, lenders, appraisers, or insurance agents. A 2-day notice is required to make any repairs or conduct an inspection. survey or review the Property's condition and take photographs to document the condition.
No. We’re sorry, but the security deposit is to cover any agreed upon fees or damages to the property and cannot be used for other reasons.
No. The landlord cannot evict you from the home unless you breach the lease agreement that you sign. Even if the owner needs to move back into the property, or sell the property to a buyer, your lease must be honored through the expiration date. The only time this may change is if the house falls into foreclosure, and after it has gone to auction, the new owner decides that they would like you to vacate the property. They still however have to give you a 60 day notice.
Your lease will detail which utilities you are responsible for paying. You must put any such utilities in your name immediately upon moving in. Provide the utility company your lease start date along with any other information they require.

Not unless you receive written permission from Springboard PM prior to making a change. Otherwise, you may not alter the property in any way. If you desire to alter the property you should submit your request in writing, to Springboard PM and wait until you receive written consent before making alterations.
No, you should not make your own repairs and you should never deduct any amount from your rent, ever. Some minor repairs/troubleshooting should be done by the tenant, such as flipping a breaker or unclogging a toilet. But for the most part, tenants should not take the risk or liability in attempting their own repairs. Since most repairs do require a professional who is licensed, bonded, and insured, please go online to your Tenant Portal to submit a maintenance request.
If you vacate the property before the expiration of the lease term, you will be obligated under the terms of the lease for the rental payments for the remainder of the term or until the property has been re-rented, whichever is less. Tenants shall also pay any rental costs incurred by the Landlord, including but not limited to utility charges, advertising costs, statutory costs, and any leasing fees sustained by the Landlord. Springboard PM will work diligently to lease the property as soon as possible and keep your expenses low. It will be in everyone’s best interest if the property is in show condition for prospective new tenants.
It is important to refer to your lease for specific terms. Your property manager should generally receive notices to vacate on a term lease at least 45 days before the end of your lease. On a month-to-month lease, Landlord or Tenant may give written notice to terminate at least 20 days before the end of the monthly rental period. The Notice to Vacate form is available through the Tenant Portal page. Once logged in, click the “Contact Us” tab and choose “Notice to Vacate.”
A notice to pay rent or quit is a legal notice that rent is past due and that Springboard PM can begin the eviction process. If you get such a notice, please contact our office immediately to either correct an error on our part, or to communicate when you will have the rent paid in full.
Unfortunately, no the property’s carpets were professional cleaned prior to your tenancy and must be cleaned again by a vendor that is approved by Springboard PM.
If you are terminating the tenancy, you must give Springboard PM at least a twenty-one days advance notice in writing. Once you completed the walk-out requirements, on or before 5pm on the last day of the month, leave all garage door openers and keys in the house, in a kitchen drawer. We will conduct a final walk-through within 1-2 days of receiving the keys. Deductions are normally for rent that is due, any past due monies owed, necessary cleaning of the premises, professional carpet cleaning, chimney cleaning if applicable, landscaping not done, utilities and damages above normal wear and tear. Rent is usually charged up to the date that you deliver possession of the premises to our office, unless you are breaking a lease and no other arrangements have been made.
After termination of the lease agreement, your manager will do a thorough inspection of your property. They will then send you a check and a statement notifying you of any charges deducted from the deposit. This will be sent out within 21 days from the day property keys are returned. In order to receive a full deposit refund please review and complete the items referenced in the Tenant Move Out Checklist, located on our website. You will also need to provide your manager with a forwarding address.
